Safety and Respect

Please treat the property with utmost respect and as your own.

• Lock The Doors- For safety and security- You must keep both the front and back entrance doors locked when you leave the property and at night
• As a multi-unit vacation rental, please respect the other guests privacy and be mindful of your noise level inside the building.
• Noise Ordinance- There is a enforced Noise Ordinance in Key West. Please be courteous and aware of your noise level. In the back, there are residential homes and townhomes. It is a violation of the City of Key West Noise Ordinance to play music at a loud volume outside. Please use common sense and be considerate of your neighbors.

Air Conditioning

Each unit is equipped with its own separate air conditioning unit. Please keep the windows and doors shut while running the air conditioning. Upon your departure, do not turn the air conditioning off, but set the thermostat to 76 degrees. 

Swimming Pool

The pool is professionally serviced twice a week. DO NOT add any chemicals to the pool. Glass is not allowed in the pool or pool area. Please use the plastic cups provided in each room for your drinks. If glass is broken in the pool, by law the entire pool must be drained. This is an expensive repair which may forfeit your deposit.

No DIVING is allowed. Swim at your own risk! Never allow children to be unattended in the pool area. Pool rules are posted by the pool. 

Plumbing

The plumbing systems in Key West are old. NEVER flush feminine products, baby wipes, or paper towels down the toilet. The toilet will likely clog if these items are flushed down the toilets. 

Cable and Internet

Each suite is equipped with Smart TV’s and high speed internet. Hulu Live provides the TV service. Instructions are on last page of this manual.
If you have any problems with the internet or TV, please contact us at the after hours emergency number and leave a message. 

Dive Gear

A garden hose is located in the pool area to rinse your dive gear. Make sure the water is turned off at the hose after you rinse the gear. NEVER put dive gear in the bathtubs. 

Linens

Each room is provided with bed linens, bath towels and beach towels. Please do not use the bath towels at the swimming pool or take them to the beach. Bath towels should not be used in the kitchen or to clean up spills. There are old towels located in the dresser in the hallway. You may use these for spills or cleaning. 

Garbage and Recycling

Monday is garbage day in Key West. There is one recycling can and several garbage cans located in the back of the parking area off Shavers Lane. Please place any garbage you have in these cans. All items must fit inside the garbage cans. The waste management company will not take items not placed in the cans. DO NOT put garbage in any of the cans labeled “Yard Waste.” If you recycle, please do not put recyclable items in plastic garbage sacks when placing them in the blue recycle can. 

Doors

The front and back doors should remain locked at all times. If you find the doors unlocked during your stay, turn the inside bolt to lock the door. To lock your individual suite, turn the finger knob on the door handle from inside the room and close it behind you when leaving. Use the separate deadbolt when inside your unit. 

Groundskeeping

Outside grounds are maintained on a weekly basis. Due to wind, rain, seasonal changes and wildlife, the outside may become temporarily untidy. If there is anything unusual or if storm debris has fallen, please call the office so we can have it removed. 

Key West Critters

Key West has abundant array of animals. Please do not feed the chickens or cats that you may see around the property. The house is maintained by a professional pest control company on a regular basis. However, Key West has ants, geckos and other bugs. Do not be alarmed if you see them. Keep pests away by putting food away and not leaving dirty dishes around the building. You are in the tropics and this is part of living in this environment. 

No Pets

No pets are allowed at the property as stated in your rental agreement. 

Parking

There are 4 parking spaces for Duval Street Suites. If you have a vehicle, make sure you park in the spaces labeled “Duval Suites.” The other two spaces are for commercial tenants. Vehicles parked in the incorrect spots will be towed. 

Cars, Bikes, and Golf Cart Parking

Parking spaces have been provided for guests at Duval Suites and are available by reservation only. The parking spaces are labeled “Duval Suites.” The other two spots are for the commercial tenants on first floor. Vehicles should only use the appropriate labeled parking spaces. Your vehicle will be towed if you parked in the spaces for the commercial tenants. Do not double park your vehicles. Golf Carts must use the assigned car spots only.

There is a bike rack in the parking lot for your bikes. Please lock your bikes at all times. Do not block the sidewalk, back gate, stairway, or bottom doors with your bikes or golf carts. 

Check out Procedures:

We hope you have enjoyed your stay in Key West and at Top of Duval. For a smooth departure, please follow these procedures:

1. Check out time is 10 AM. Late departures are not possible as new guests generally arrive in the afternoon of the same day you depart. We are not able to store your luggage after 10 AM due to the liability of unattended bags.
2. Check the property to ensure you have all of your belongings. If we find any personal belongings, we will contact you, but there will be a fee to ship any personal belongings. Please check the room carefully.
3. Upon your departure, please strip the beds and leave bedding on top of the bed. If you have used the sofa sleeper, please take off the sheets and put them on top of the sofa. Used towels can be put in the bathtub.
4. Take out any garbage to ensure ants do not become a problem. Leave all perishable items in the refrigerator and these items will be disposed of properly. Take all trash from pool area that you have accumulated and place in green garbage cans located by parking area.
5. Refill ice cube trays if used.
6. Put all dishes in the dishwasher and turn on dishwasher.
7. Turn air conditioning units to 76 degrees. DO NOT turn off the air conditioning.
